Green light for £200m Gresham regeneration
Middlesbrough Development Corporation’s planning board has approved the £200m transformation of a derelict site in Gresham.
The development, led by iMpeC and Buccleuch Property, comprises a new hotel as well as 240 build-to-rent and student homes. The plans also include proposals for a footpath link through the development connecting Diamond Road with Linthorpe Road and King Edward’s Square.
The approval comes after Middlesbrough Council earlier this month agreed to transfer land and assets at Gresham to Middlesbrough Development Corporation to allow the project to progress.

In October 2024, international hotel brand Fairfield by Marriott was named as the operator of the 200-bedroom hotel at the corner of Borough Road near Union Street and Hartington Road. Wates has been appointed as the lead construction contractor.
Ben Houchen, chairman at Tees Valley Mayor and Middlesbrough Development Corporation, said: “This is a landmark project for Middlesbrough and will play a vital role in helping us deliver on our ambition to make the town centre a great place to live, work and relax.
“Our development corporation is playing a vital on by supporting projects, cutting through planning red tape and getting on with the job of revitalising sites such as Gresham which have stood empty, unloved for far too long.”
Neil McMillan, director at iMpeC, said: “We remain focused on delivering high-quality housing and accommodation, comparable to the best in other towns and cities, with the goal of attracting and retaining talented individuals to Middlesbrough.
“This is essential for the town’s future prosperity and for supporting the growth of local businesses. The Gresham project has the potential to play a transformative role in shaping Middlesbrough’s future success.”
