Great Portland Estates has leased 17,700 sq ft of office space to marketing and communications agency Four Communications Group at its Whitechapel development the Hickman, E1.
The firm will occupy the fifth, sixth and seventh floors on 10-year leases with a tenant break option in the seventh year, paying a yearly rent of £1.1m.
Four Communications is currently based at GPE’s 97,800 sq ft New City Court, SE1, in Marylebone.
Once the firm relocates east it will enable GPE to redevelop the 1980s building, subject to planning approval, into a new 370,000 sq ft office scheme.
The seven-storey Hickman building at 2/4 Whitechapel Road, E1, has been refurbished and has 75,300 sq ft of office space with terraces on four floors and a communal courtyard on the ground floor.
GPE said it was in discussions to lease at further 20,600 sq ft of the 57,600 sq ft still available at the building.
Four Communications chief executive Nan Williams said the move would allow the business “to reconfigure our space to suit our new way of flexible working with less desking and more collaborative, project, social and event space – something our staff have told us they want”.
Rob Russell-Smith, senior portfolio manager at GPE, added: “This transaction typifies the approach of GPE in repositioning assets and developing strong relationships with our occupiers.”
