Gillingham House refurb gets the go-ahead
Elwood Fund Management and development manager Landid have been given the go-ahead for the refurbishment of 38-44 Gillingham Street, SW1.
The 44,000 sq ft building will be transformed into 100,000 sq ft of sustainable space in London’s Victoria.
The building will provide eight floors of flexible office space with a 1,076 sq ft café at ground floor level and four roof terraces with a collaborative space for workers.

The 44,000 sq ft building will be transformed into 100,000 sq ft of sustainable space in London’s Victoria.
The building will provide eight floors of flexible office space with a 1,076 sq ft café at ground floor level and four roof terraces with a collaborative space for workers.
The new site, designed by TP Bennett architects, will retain 60% of the structure area and 70% of structure volume to reduce embodied carbon. The refurbishment of the existing buildings will be connected using a lightweight frame.
Other revisions will include replacing the existing glass façade with brick façades to improve operational efficiency.
The building is targeting BREEAM Excellent rating and the all-electric building will use decarbonised grid electricity, air-source heat pumps and photovoltaic panels to reduce carbon emissions.
Gillingham House will be Landid’s first development in central London. It is also working on the regeneration of Sunderland, which includes the creation of a 153,000 sq ft of city centre office space at Riverside Sunderland.
