Gazeley to develop new shed at Milton Keynes’ Magna Park
Gazeley has bought a 21-acre site at Magna Park, Milton Keynes, for a speculatively built distribution and logistics facility.
The location will become a new 312,700 sq ft location called Magnitude 312.
It will include more than 195 HGV parking spaces, 343 double-dock levelers, and four level access doors. The building has a 19m clear height, allowing for four potential mezzanine levels.

The distribution and logistics park’s existing line-up includes John Lewis, Waitrose, River Island, AG Barr and UK Mail.
The new development will be 50% solar PV ready, with other sustainability features including rainwater harvesting, energy dashboards and optimised use of natural light implemented to reduce running costs.
Joe Garwood, development director at Gazeley, said: “Across the UK, we continue to see high demand for logistics space. However, customers are increasingly requiring higher specification buildings and leading sustainability credentials.
“With Magnitude 312, we have focused on delivering flexible space that allows our customers to tailor to requirements while ensuring that it has all the sustainability features that modern supply chains require.”
