The 534,000 sq ft development, called G-Park Bedford Wixams, will comprise three new logistics warehouses of 249,000 sq ft, 160,000 sq ft and 125,000 sq ft.
Works are expected to be complete in Q3 2020, and the premises are largely designed to suit e-commerce, logistics and distribution companies.
Gazeley said the site was situated in a prime location for logistics, three miles south of Bedford and a few minutes’ drive from the A421, offering potential occupiers “excellent connectivity, with easy access to both the motorway and trunk road network”.
The scheme will include a new “feature reception”, the use of natural materials and finishes, and technology that will allow building users to manage their energy usage and provide real-time information on operational utilisation.
Adrienne Howells, development director at Gazeley, said: “This acquisition and intention to develop speculatively further underlines and strengthens our position in the UK as we continue to expand our land bank and development platform responding to the compelling demand for logistics and distribution space.
“As the unprecedented growth of e-commerce continues to drive warehouse demand, Gazeley is well positioned to support these growth trends by offering both space and technology-led solutions to drive value for its customers.”
Gregg Wilkinson, group managing director at L&Q Estates, said: “The Wixams area is the largest single development in Bedfordshire, and we believe this new scheme will be a great opportunity for new employers to become part of the town and its community.”
