Galliard bags Crossrail site

Galliard has been awarded the last development site over Tottenham Court Road’s Crossrail and underground station by Transport for London.
It is understood the developer beat off stiff competition from rival bidders Native Land and a partnership between Sons & Co and JTRE for the site.
Bids of more than £40m were made for the development, which will sit atop the western ticket hall of the new Crossrail station bounded by Dean Street to the east and Oxford Street to the north.

Bids of more than £40m were made for the development, which will sit atop the western ticket hall of the new Crossrail station bounded by Dean Street to the east and Oxford Street to the north.
The site comes with planning permission for 92 residential units within a 73,937sq ft development designed by architect Hawkins/Brown.

Retail space will be integrated at ground level, separate to the scheme.
The residential apartments, which are split into nine studios, 34 one-bedroom units, 27 two-bedroom units, and 22 three-bedroom units, will all be for sale. The affordable housing contribution is £1.56m.
Savills and Cushman & Wakefield are the agents advising Crossrail on the scheme.
The planning consultant for the current scheme was Avison Young.
