First glimpse of Manchester’s Northern Gateway employment hub
Russell LDP in equal joint venture with Harworth Group has revealed drafts for an early phase of the Northern Gateway employment hub in Greater Manchester.
The plans include 6.5m sq ft of space for advanced manufacturing, industrial and logistics occupiers of all sizes.
Around 53,820 sq ft will be allocated for shops, cafés, restaurants, a hotel, offices, conference and training facilities, and community uses.

The plans include 6.5m sq ft of space for advanced manufacturing, industrial and logistics occupiers of all sizes.
Around 53,820 sq ft will be allocated for shops, cafés, restaurants, a hotel, offices, conference and training facilities, and community uses.
The buildings will be surrounded by green open space with active travel routes linking existing and new homes with workspaces.
The first phase could see around 9,990 jobs created, with a £570m of GVA boost to Greater Manchester’s economy each year.
The site, located at an intersection around the M60, M62 and M66 motorways, straddling the Bury and Rochdale border, is within the Atom Valley mayoral development zone, which was approved by the Greater Manchester Combined Authority in August 2022.
Late last year, Bury Council and Rochdale Council approved the development framework for the Northern Gateway, covering infrastructure and design principles, as well as phasing and timescales.
A spokesperson for the Northern Gateway said: “The site will deliver opportunities for people living in Bury, Rochdale and beyond with thousands of high-quality jobs and a long-term legacy of skills. Alongside advanced manufacturing jobs, from skilled trades to R&D, AI and robotics, the site could offer high-quality logistics jobs like project managers, IT operatives, sales teams and engineers.”
Following the consultation, the partners plan to submit an outline planning application to Rochdale and Bury Councils in the spring this year and expect to secure a decision later in 2025.
