Evans Randall Investors has revealed plans for a new 10-storey office block at the site of Thavies Inn House at Holborn Circus.
Designed by architects WilkinsonEyre, the proposals include 89,000 sq ft of grade-A offices, as well as 2,000 sq ft of ground floor retail.
Evans Randall said it is targeting health and wellbeing as a key part of the scheme, with new pedestrian routes and a pocket park in place of an existing car park.
Meanwhile, the designs are targeting a BREEAM Outstanding rating for sustainability, with the building’s facade to feature extensive vertical planting. A series of landscaped terraces will also be included.
Ned Williams, managing director at Evans Randall Investors, said: “There is a fantastic opportunity here for our development team to realise the full potential of this part of Holborn Circus.
“Our plans reflect the importance of this City gateway location and will deliver not only modern, post pandemic-designed workspace but major improvements to the surrounding public realm for local occupiers and visitors alike.”
Evans Randall bought the existing site, a 50,000 sq ft 1950s office building, for £33m in 2016 from Marcol.
Yasmin al-Ani Spence, project director at WIlkinsonEyre, added: “Our proposals seek to create not only a positive, sustainable and healthy workplace but also a building that engages positively with its urban setting, recalling the history of Holborn Circus and embracing the City of London tradition of pocket parks to offer a moment of calm for both future occupiers and the public.”
The proposals follow the June sale of Evans Randall Investors’ Midtown development, Bureau, to Deka Immobilien for £118m.
