Eutopia wins first BTR consent in Exeter
Eutopia Homes has been granted planning permission for its first scheme, a £130m urban village in Exeter.
The development on the 15-acre Old Coal Yard will see 400 homes and 65 extra care homes, alongside a new public garden, squares and footpaths, designed by architects Darling Associates.
The residential portion includes 230 BTR homes, including 25% available at discount market rent, with on-site co-working space, a gym, and resident’s dining room.

The residential portion includes 230 BTR homes, including 25% available at discount market rent, with on-site co-working space, a gym, and resident’s dining room.
A further 122 homes will be for sale and 48 will be available as social-rented homes or under shared ownership.
Exeter City Council approved the scheme in a 10-1 vote, following officer recommendation, at the committee on 16 March. Development is expected to kick off later this year.
Eutopia Homes acquired the site at Exmouth Junction on Mount Pleasant Road from Network Rail last October, in a deal backed by Chenavari Investment Managers.

Eutopia was launched in 2017 by former Essential Living partner Scott Hammond. The developer has a £365m pipeline, with a 500-home scheme in Ordsall, Salford, and 480 homes in Birmingham, which are both pending planning consent.
