Downing plans PBSA and BTR towers in North Acton
Downing has submitted a planning application for a development comprising 699 purpose-built student accommodation rooms and 91 build-to-rent homes in North Acton in London.
The site is located on Victoria Road, adjacent to North Acton Tube station, and the proposed scheme will replace an existing Holiday Inn Express hotel.
The 24,000 sq ft development would see two new towers rising to 17 and 35 storeys. The student accommodation will be a mixture of one-bedroom studios and two- to six-bedroom flats, while the BTR provision will range from one- to three-bedroom homes, including 35% affordable homes.

Amenities at the PBSA tower, the taller of the two, include ground-floor commercial units, a gym, social spaces and cycle storage. External amenities include landscaped and hardscaped areas, along with a podium courtyard area and external roof terraces.
Located to the west of the site, the smaller of the two towers will house the BTR homes. The two proposed towers will be linked by a four-storey podium.
Paul Houghton, director at Downing, said: “Having previously delivered other successful schemes in the area, including the Lyra and the Holbrook, Downing has established a long-standing relationship with the Old Oak and Park Royal Development Corporation and Ealing planning authorities.
“We are proud of the part we have played in working with the council to shape North Acton to become the place it is today. Our proposals, if approved, will see us deliver our third PBSA development in the area. We pride ourselves on helping to transform places by creating high-quality spaces that enhance the local community and bring together the neighbourhood.”
