Dominvs gets go-ahead for Stratford PBSA
Dominvs Group has received approval from the London Legacy Development Corporation’s planning committee for a 465-home, mixed-use student accommodation scheme on Stratford High Street, E15.
Dominvs acquired two adjoining sites – 304 and 312 Stratford High Street – off-market from The Collective in December 2020, and 302 Stratford High Street, a non-operational pub that had been shut down by the previous owners, from a private vendor.
The two sites have been combined to enable the delivery of a 465-bed, PBSA-led mixed-use scheme, with wider investment into local infrastructure and community amenities.

The two sites have been combined to enable the delivery of a 465-bed, PBSA-led mixed-use scheme, with wider investment into local infrastructure and community amenities.
Dominvs’ plans for the site include the creation of Channelsea Terrace, a new landscaped public space, environmental enhancements and restoration to the Channelsea Basin.
Of the 465 student beds, 35% will be affordable, with 24 wheelchair-accessible rooms and 23 adaptable rooms. The scheme also features a terrace on the 12th floor offering views towards Queen Elizabeth Park, the Orbit, and Lea Valley.
The scheme proposes 8,500 sq ft of workspace – 50% of which will be affordable – at ground and first-floor levels. The workspace has been designed with advice from Bow Arts.
Construction of the scheme is estimated to provide 328 full-time equivalent jobs and a contribution of £25.3m GVA per annum to the local economy. The developer is also working with the Made Up Collective on delivering a new community pub as a not-for-profit venture.
Dominvs Group has instructed Knight Frank to source a funding partner for the scheme.

John Iveson, assistant director of estates and facilities at Queen Mary University of London, said: “We have identified a need for approximately two thousand additional student rooms to serve our campuses. Opportunities like this increase the capacity to ensure that talent can emerge from any background and not just the most privileged, but also ensure that students and the wider public are embedded into the local community.”
