Developers gain consent to convert former Shredded Wheat factory
ZM Land & Capital and Metropolitan Thames Valley have secured planning approval for their 1m sq ft mixed-use scheme known as the Wheat Quarter in Hertfordshire.
The 24-acre site at Welwyn Garden City will feature 1,440 flats and 150,000 sq ft of commercial space.
The scheme aims to restore its art deco buildings, originally constructed in the 1920s to house Nabisco’s Shredded Wheat factory.

The scheme aims to restore its art deco buildings, originally constructed in the 1920s to house Nabisco’s Shredded Wheat factory.
Its 63,000 sq ft production hall will be renovated to provide offices, while the adjoining listed buildings will form a new art hub and museum space designed by Tate Modern architect Jamie Fobert.
The quarter will also incorporate a new civic building, with a wellness centre and performing arts facility designed by architects Louis de Soissons, as well as public realm space surrounded by cafés, restaurants and wine bars.
Jeremy Fooks, of ZM Land & Capital, said: “The Wheat Quarter’s mix of uses and cultural placemaking will offer businesses and residents a unique live, work and play environment, consistent with Ebenezer Howard’s ethos on successful communities.”
Demolition and site remediation was undertaken earlier this year. Development of the first phase, including the production hall, public realm and civic building, will begin in the second quarter of 2019. The first phase is scheduled for practical completion in 2021.
LSH and Savills are advising on The Production Hall aspect.
