Demolish and rebuild approved for Islington estate
Housing trust Newlon and developer Mount Anvil have secured planning consent for Islington’s first full demolish and rebuild estate regeneration.
The higher density redevelopment will more than double the number of homes in the post-war New Barnsbury element of the Barnsbury Estate, which sits between King’s Cross and Angel, N1.
It will see 371 homes replaced with 914, of which 426 will be for social rent and 291 will be replacement homes for current residents.

The higher density redevelopment will more than double the number of homes in the post-war New Barnsbury element of the Barnsbury Estate, which sits between King’s Cross and Angel, N1.
It will see 371 homes replaced with 914, of which 426 will be for social rent and 291 will be replacement homes for current residents.
The project, consented by Islington Council on 29 November, will include two parks, pedestrianised mews streets and a community centre. Open spaces will total more than 170,000 sq ft and include 202 trees. Shops on Caledonian Road will be retained in the redeveloped blocks.
Construction works are slated to start in March 2023.
Newlon and Mount Anvil have been working closely with residents on the design of the project for three years, hosting workshops, drop-ins, summer fun days and site tours to other developments. Residents voted in favour of the project in an estate ballot in March 2021, with 73% voting in favour on a turnout of 79%.
