The building is owned by Cabot Properties, an international private equity real estate investment firm, which acquired the space for £17m two years ago.
Exertis is taking over the facility from online electronics and consumer goods retailer Buy It Direct, which is consolidating its distribution centres and relocating products into its distribution facility at Trident Business Park in Huddersfield.
Nick Glynne, chief executive at Buy It Direct, said: “Consolidating our warehousing and distribution centres will create efficiencies within our business, which will ultimately further enhance the level of service that our customers enjoy.
“We are particularly pleased to complete this deal in such a timely manner, which was helped by the willingness and flexibility of all parties involved.”
Buy It Direct was advised on the deal by GV&Co alongside joint agent Hanson Chartered Surveyors. Pannone Solicitors represented Exertis. Walker Singleton is the retained agent on the business park.
