Crossrail: where the potential lies
Whitechapel, E1, Ealing Broadway, W5, and West Drayton in west London are set to be the big Crossrail winners for residential developers. The markets will see the biggest build-to-sell potential for developers, according to figures from JLL.
The data looked at price growth forecasts, desirability to develop, development potential and development risk scores to come up with an overall build-to-sell score for each station.
Overall, house prices will be boosted by an average of 8% along the Crossrail route by 2020, with Whitechapel showing the biggest improvement, growing by nearly a fifth.

But JLL says areas such as Woolwich, SE18, and Slough, Berkshire, are worth another look, as are Iver in Buckinghamshire and Langley, Berkshire, where a high concentration of greenfield land near the stations has so far put off developers.
“Some of the areas, like Whitechapel, are reasonably obvious, but there are locations such as Woolwich that developers might not have picked up because they haven’t got the socio-economic demographic. This is all about areas capable of gentrification and regeneration, which will drive an increase in value,” said Neil Chegwidden, director of residential research at JLL.
