Plans for the development of Cheyne’s £80m Mabgate Yard scheme will be considered again by Leeds City Council next week, with a recommendation for a further deferral.
The decision was deferred last month amid concerns over the potential for noise complaints from future residents as the proposed development sits opposite Hope House, occupied by MAP Charity, which hosts cultural events until the early hours.
As such, although the reserved matters proposals are considered to accord with the development plan, the planning officers have recommended referring the application to chief planning officer for determination because of the sensitivity of the proposal.
Cheyne bought the site, which was once home to Samuel Lawson & Sons’s Hope Foundry, from HBD early this year. The deal included outline planning permission for a development comprising more than 300 homes, secured in September 2023.
Cheyne has worked with Leeds-based architect Cunniff to the principles established in that consent, but with some design refinement which it believed would make for a better development. The reserved matters application was submitted to the council in May, featuring 302 flats with one, two or three bedrooms.
