Caddick embarks on next phase of Leeds’ Rose Wharf revamp
Caddick’s plans to expand the footprint of its Rose Wharf scheme in Leeds have been given the green light by the local council.
The move comes following the developer’s recent purchase of a neighbouring 15,750 sq ft building from its joint venture partner Prose Investments. The acquisition will allow Caddick to add more flexible office space to the existing 40,635 sq ft scheme.
In 1996, the pair invested £4.6m to turn the Grade II listed former flax mill into offices. Caddick now plans to reinvigorate the building, giving it a new look while preserving architecture including barrel-vaulted ceilings, cast iron columns and internal stonework.

The refurbishment works are set to begin on site later this year, with the redeveloped workspaces, created by Design Tonic and ranging from 365 sq ft to 35,140 sq ft, available for leasing from early 2025. Fox Lloyd Jones and Carter Towler have been appointed as agents on the scheme. According to EG Radius, quoted rents in the building start at £24 per sq ft.
In addition, the refreshed scheme will feature a business lounge with café, fitted shared workspaces and an outdoor terrace. There will also be a cycle storage hub along with changing facilities and showers.
