Bruntwood SciTech hunts for CityLabs 4.0 occupier

Bruntwood SciTech has launched the hunt for an occupier for the newest phase of its health innovation campus in Manchester. Spanning 125,000 sq ft, CityLabs 4.0 provides a mix of workspaces, including containment level-one and level-two biology and chemistry labs, designed to support businesses of all sizes working in life sciences, medtech, biotech, diagnostics, genomics, precision medicine, AI and digital health. The seven-storey building, which has a gross development value of £42m, was brought forward in a joint venture with Manchester University NHS Foundation Trust. It sits within Oxford Road hospital hub, which is home to global diagnostics company QIAGEN, ophthalmic instrument manufacturer Takagi, clinical research company MAC and tech firm APIS. Citylabs 4.0, designed by Sheppard Robson, features communal breakout spaces and access to wider campus amenities, including meeting and event spaces, a café and cycle storage. The building holds an EPC A rating and includes solar panels. Kath Mackay, chief scientific officer at Bruntwood SciTech, said: “The campus has already played a crucial role in supporting pioneering healthcare businesses to scale and work in direct collaboration with the NHS, and this latest development further cements its position as a location for scientific breakthroughs and innovation.” The development of Citylabs 4.0 has been supported by a loan from the North West Evergreen Fund, managed by CBRE.
