Brookfield’s 99 Bishopsgate plans up for approval

Brookfield Properties’ plans to build a 54-storey tower at 99 Bishopsgate, EC2, are up for approval at the City of London Corporation’s planning committee meeting on 31 January.

Recommending the project for approval, planning officers noted the development could have some low to very slightly less than substantial harm on nearby heritage assets, due to impact on views, but nonetheless deemed that this was outweighed by its economic benefits.

If approved, the proposals would deliver 1m sq ft of office space, almost 13,500 sq ft of retail, food and beverage space, and a 26,000 sq ft “cultural pavilion building” to be used for exhibitions, commercial events and creative workspace.

Home to tech company Huawei, law firm Latham & Watkins and EG, among others, Brookfield owns the tower in a joint venture with China Life Insurance Company and WPMA, a private Canadian property company.

Discussions around the tower’s redevelopment began when Latham & Watkins announced its relocation to one of Broofield’s other assets, 1 Leadenhall, EC4, in 2019, when it was owned by Mitsubishi Estates. The company has signed a 15-year lease for 291,000 sq ft across the lower 21 floors of the building and is expecting to vacate 99 Bishopsgate in Q2 2026.
