British Land revises plans for Paddington tower

Revised proposals for 5 Kingdom Street, W2, have been submitted by British Land to mayor of London Sadiq Khan. 

British Land has decided to reduce the height of the proposed building from 21 stories to 19. It will provide 377,000 sq ft of office space, including 42,000 sq ft of affordable workspace for start-ups and SMEs.

Also included in the proposals is 51,000 sq ft of retail space and auditorium space. The auditorium will have 250 seats.

Flexible space will also be provided within the Crossrail Box, a former Crossrail works site located beneath Kingdom Street. A new route through the site connecting Paddington to Royal Oak and North Westminster will be created.

British Land is also targeting net zero carbon status with the scheme.

The new proposals follow the decision by Sadiq Khan to call in the plans in March, after Westminster City Council refused permission in January for the previous scheme. A public hearing on the revised plans will take place in October.

Nigel Webb, head of developments at British Land, said: “The site represents the final piece of our Paddington Central masterplan and will deliver a comprehensive package of benefits for Westminster and London’s economy. We look forward to its determination later this year”.
