British Land launches next Canada Water office block
British Land and AustralianSuper have unveiled the newly completed Dock Shed, a 180,000 sq ft mixed-use building at their 53-acre Canada Water development in east London.
The FTSE 100 REIT has pitched the building as a 21st century take on an historic docklands warehouse, designed by Allies and Morrison with lobby interiors by Conran and Partners.
The building is a BREEAM Outstanding and NABERS 4.5-star workspace, with 40,000 sq ft floors and terraces ranging from 2,000 sq ft to 5,000 sq ft. The space is being marketed as corporate headquarters.

The lower floors and basement are a state-of-the art leisure centre for Southwark Council, with a multi-station gym, eight-lane swimming pool, yoga studios and a sports hall.
Paul Eaton, partner at Allies and Morrison, said the building “works hard to define a new public space – Dock Office Courtyard – and vital new connections between the waterside and Southwark Park”. Simon Kincaid, principal and partner at Conran and Partners, added that the building “balances elegance with casual comfort”.
Nearby leisure amenities include the recently opened Corner Corner, with live music and food and drink pop-ups, as well as padel courts opening later this spring.
British Land’s head of development, David Lockyer, said: “As we near completion of the first phase of our masterplan, we’re proud to unveil Dock Shed, our first permanent commercial building at Canada Water. Drawing on the area’s industrial heritage, Dock Shed reinterprets the character of the former dockside warehouses, brought to life through British Land’s expertise in creating market-leading campus environments.

Josh Lamb, director in the central London agency team at Savills, which is marketing the building, said: “With companies increasingly facing a limited number of high-quality options in the traditional ‘core’ markets, Dock Shed is a well-timed statement of intent from British Land and AustralianSuper to attract occupiers in pursuit of an uncompromising offering for their staff to Canada Water.”
