Bristol leisure park to make way for £70m resi scheme

Keepmoat has exchanged contracts with AEW UK Core Property Fund for Hengrove Leisure Park in Bristol in a move to bring new homes to the region.

According to EG Radius, the fund bought the 19-acre park, comprising almost 90,000 sq ft of facilities, in 2018 for £13.9m.

The housebuilder plans to demolish most of the existing buildings on the site to pave the way for a £70m regeneration scheme that will see the delivery of 321 affordable homes ranging from one to four bedrooms. Keepmoat has proposed that the existing KFC, McDonald’s, Premier Inn and Costa Coffee stores will all remain.

The development is expected to benefit from air-source-heat pumps, PV panels, EV chargers and enhanced insulation.

Ben Leather, regional managing director at Keepmoat, said: “We expand our existing presence within Bristol to our neighbouring developments, Jessop Park and Park View.

“At Keepmoat we are dedicated to building sustainable communities and creating great places for residents, which we are set to achieve with this new development that is due to launch early 2026.”
