Bridge ready to milk last-mile demand with consent for east London scheme
US-based investment manager Bridge Industrial has gained planning consent for a 339,504 sq ft development at the former Müller dairy in Chadwell Heath, east London, which aims to serve the last-mile sector.
The scheme, which represents Bridge’s largest UK development so far, comprises 10 facilities ranging from 8,515 to 131,280 sq ft, with ancillary office space.
The 13-acre site, known as Bridge Point Enterprise East, is located close to the A12 and the Elizabeth Line. The developer is targeting a BREEAM Excellent rating, with ESG features including EV charging infrastructure, PV panels, air source heat pumps and cooling systems, LED lighting and “significant” urban greening.

Construction is expected to start on site in Q2, with completion scheduled for Q1 2024.
Following the launch of its UK operations in November 2020, the firm now has six development sites within the M25 totalling more than 734,000 sq ft. They are located in Chadwell Heath, Southall, Barking, Uxbridge, Croydon and Weybridge.
Bridge is pursuing land and development opportunities throughout Greater London, the South East and the West Midlands.
