Breakthrough onboards agents for Vitrum
Breakthrough Properties has chosen Carter Jonas and Cushman & Wakefield to oversee the leasing strategy at Vitrum in Cambridge.
The move comes after the investment firm, created by Tishman Speyer and Bellco Capital, started construction of the building last week, supported by a £104m loan from BentallGreenOak earlier this year.
The life sciences building sits on a 1.8-acre site fronting St John’s Innovation Park. The scheme is expected to deliver a 175,000 sq ft laboratory facility, designed by architect Henning Larsen.

Tom Renn, senior vice president of acquisitions and development for Europe at Breakthrough Properties, said: “Vitrum by Breakthrough is designed as a premier, highly amenitised research and development environment featuring modern and flexible lab spaces that can adapt to a wide range of scientific uses.
“Planned to open in spring 2026, we look forward to working with the teams at Cushman & Wakefield and Carter Jones in identifying client companies across the biopharma sector seeking to establish, relocate or expand within the north Cambridge cluster where demand for quality R&D space is strong.”
The site forms part of the region’s northern fringe cluster comprising Cambridge Science Park, Cambridge Business Park, St Johns Innovation Park and Cambridge North, where Cambridge City Council and South Cambridgeshire District Council are jointly working on unlocking development sites for 8,000 homes and more than 2.9m sq ft of commercial space.
Matt Lee, head of science and technology at Carter Jonas, said “Breakthrough’s unparalleled understanding and global connections in the life science sector will be a game-changer for companies taking space within Vitrum. We are committed to leveraging our extensive network to attract biotech innovators to this new development.”
