BauMont and YardNine seal more prelets at Edenica
Investor BauMont Real Estate Capital and developer YardNine have secured a further two prelets for their Edenica development at 100 Fetter Lane, EC4.
The leases, signed by engineering and technology company Technip Energies and design firm Fletcher Priest Architects, total 35,000 sq ft, taking the 90,000 sq ft grade-A office development to just over 50% occupancy.
They follow the building’s first announced prelet of 12,000 sq ft across the 10th to 12th floors by law firm Boies Schiller Flexner in July.
Technip Energies’ 20,000 sq ft lease will take up the fourth and fifth floors of the 15-storey building, while Fletcher Priest Architects’ 15,000 sq ft lease will be spread across the ground, mezzanine and first floors.
Matthew Cheadle, managing director of Technip Energies in the UK, said the company was drawn to the building by its “leading sustainability standards, innovative and eco-responsible architecture which reflects Technip Energies’ environment ambitions”.
Ed Williams, managing partner at Fletcher Priest Architects, said: “Moving to Edenica comes at the right time for our practice, occupying workspace which reflects our values with daylight, fresh air, biophilia and longevity at its heart. This project has been a labour of love for Fletcher Priest and we feel the building will provide the perfect home for our team to collaborate and enjoy.”
According to EG’s market analytics, average achieved rents in the EC4 area over the past year have been around £64.33 per sq ft.
Maxwell Shand, director of YardNine, said the signings demonstrate “the flexibility of the building to accommodate a diverse range of occupiers, from legal firms to energy companies and creative design studios”.
