The Botanical House scheme in south London will provide 450 homes across a 39-storey tower and a nine-storey mansion block.
The homes will be a mix of studios and one to three-bedroom flats, 20% of which will be affordable housing.
The 1.54-acre Croydon Park Hotel site was previously owned by Croydon Council’s development arm, Brick by Brick.
The developer acquired the asset for £25m in 2022. The hotel has 211 bedrooms, a bar and restaurant, leisure club including fitness centre and swimming pool and 110 car parking spaces.
The site is located within Croydon Opportunity Area and Croydon town centre.
Proposals for Botanical House include 900 sq ft of community space, co-working areas, lounge and private dining rooms, a gym, screening rooms and a rooftop terrace.
Tom Donnachie, managing director, UK investment at Amro Partners, said:“Botanical House will be a best-in-class residential asset for the borough that sets a new benchmark for sustainability, reusing as many of the materials as possible from the existing hotel building, enhancing the streetscape and creating a significant biodiversity net gain. Our focus is on creating a lasting legacy for local people by delivering useful shared spaces such as the community space on Altyre Road and through our long term commitment to Croydon’s Legacy Youth Zone, who helped us pick a name for the project.”
