Agent appointed to sell Inland Homes’ £550m Cavalry Barracks scheme
A former Ministry of Defence barracks in Hounslow, west London, has been brought to market by CBRE, on behalf of Kroll.
The agent is seeking offers on both an unconditional and subject-to-planning basis for the freehold interest of the Cavalry Barracks brownfield site for an undisclosed price.
The site was formerly owned by Inland Homes but the developer issued a notice of intent to appoint administrators in September 2023.
It acquired planning consent for a 1,525-home mixed-used scheme in May 2023. The 36.7-acre scheme, which had a GDV of £550m, also included permission for 30,000 sq ft of commercial space.
There are currently 56 buildings on the site, with the extant consent retaining 23, including 14 Grade II listed and nine locally listed buildings.
Hutchinson & Partners, alongside CBRE, has designed two new feasibility studies for the site, including a lower-rise apartment-led scheme for 1,234 flats and a housing-led scheme with 808 homes.
Adam Cradick, executive director and head of London residential land, CBRE said: “The site is underpinned by its rich history and immense placemaking potential. With an established planning permission secured, and a co-operative and engaged local authority, there is a huge opportunity here to create a development of scale that fits today’s market conditions.
“The site’s size, heritage and proximity to both green space and high-quality transport infrastructure mean the opportunity to create place and drive premium over the embedded market is significant.”
Other sites previously owned by Inland Homes are also being marketed for sale.
Earlier this year, administrators at Kroll appointed Knight Frank to market two phases of Inland Homes’ Cheshunt Lakeside masterplan in Hertfordshire providing 882 homes with a GDV of £300m.
Prior to that, Inland Homes appointed Colliers to sell its £200m GDV Hillingdon scheme for offers over £25m, with planning permission for 514 homes alongside 13,455 sq ft of commercial space.
