Peppa Pig creator’s London office up for sale

DTZ Investors has put 44 Whitfield Street, in Fitzrovia, W1T, up for sale. Fineman Ross has been appointed to look for offers in excess of £21.7m for the 12,031 sq ft office building. The sale price reflects a net initial yield of 4.06%. Located close to Goodge Street underground station, the freehold property, which was refurbished in 2016 by Brimelow McSweeney Architects, features terraces on the top three floors. It is multi-let to four tenants, including investment management firm Channel Capital Advisors; Australian trading and risk management company Epoch Capital, the distribution arm of global entertainment company Boat Rocker Media; Boat Rocker Rights; and Bafta-winning animation studio The Elf Factory, which is part of Astley Baker Davies and behind the television series Peppa Pig, Ben & Holly’s Little Kingdom and The Big Knights.  The ground floor is under offer to an unnamed occupier, and once that lease completes, the building will provide a WAULT of c. 4.8 years to expiry and 2.8 years to break.  The price per sq ft for the floors above the ground floor range between £82 and £88 per sq ft.
