Argent Related gets green light for Tottenham Hale regen
Haringey Council has approved Argent Related’s plans to build 1,036 homes in its £500m redevelopment of Tottenham Hale, N17.
The development will span five pieces of land, at Welbourne, North Island, Ferry Island, Ashley Road West and Ashley Road East. It seeks to deliver six new buildings of up to 38 storeys on the 5.6-acre site adjacent to Tottenham Hale’s rail, Underground and bus stations.
The residential-led scheme comprises 1,036 homes with 247 affordable units (24%), available to tenants on shared ownership. There will be up to 49,202 sq ft of flexible commercial space, 8.945 sq ft of offices, a health centre, football pitches and space for a cinema.

The scheme was designed by AHMM, Alison Brooks Architects, Pollard Thomas Edwards and RUFFarchitects, with landscaping and design by Adams & Sutherland and Grant Associates. It has an end value of £500m.
The planning committee voted six in favour and five opposed to the development. The committee dedicated the meeting to this single planning application and debate over approval lasted more than four hours.
Tottenham Hale is the first development from Argent Related to come forward. The plans were submitted on 30 July and construction is expected to begin next summer, with the first homes completed in 2020.
Tom Goodall, director at Argent Related, said: “As well as building homes – including a significant amount the council will own and manage as much-needed social rented housing – our development will bring with it high-quality new public spaces, places for a local economy to grow, and hundreds of new jobs.”
The redevelopment was first proposed in 2014 and was one of a number of large developments being brought forward in the north London borough, including the £2bn High Road West and the controversial £2bbn Haringey development with Lendlease, which was scrapped in July.
In 2016, Argent Related and the London Borough of Haringey agreed a strategic development partnership to revamp the existing road-bound central lands by the Tottenham Hale transport interchange.
