Barratt, L&Q and TfL plans approved for Blackhorse Point
Barratt London, L&Q and TfL have been given the green light to deliver 350 homes in Waltham Forest, north east London.
The Blackhorse Point scheme will see 50% of the homes delivered at social rent levels or for shared ownership.
It will provide a mixture of studio, one, two and three-bedroom flats across six buildings of between five and 21 storeys. Plans include 17,000 sq ft of retail and commercial space incorporating a co-working hub and creative workspaces.

The Blackhorse Point scheme will see 50% of the homes delivered at social rent levels or for shared ownership.
It will provide a mixture of studio, one, two and three-bedroom flats across six buildings of between five and 21 storeys. Plans include 17,000 sq ft of retail and commercial space incorporating a co-working hub and creative workspaces.
The development was designed by RMA Architects. It will be built on a 1.8-acre site on Blackhorse Road, opposite the station.
The site falls within the GLA’s Blackhorse Road and Northern Olympic Park Housing zone and Waltham Forest’s Blackhorse Lane Area Action Plan, which seeks to deliver new pedestrian links, trees and children’s play areas.
Graeme Craig, director of commercial development at TfL, said: “Blackhorse Point will be providing the housing that the borough and London desperately need, while generating vital revenue to reinvest back into the transport network.
“The development will enable the local economy to continue to flourish with even better public amenities and new job and local apprenticeship opportunities. The additional retail and work spaces will provide a fantastic offering for those looking to start or expand their businesses in a brilliant location.”

TfL selected Barratt London and housing association L&Q as the preferred bidder to build out the site in 2017.
The site is part of a larger regeneration area that will see a new neighbourhood of around 1,700 homes, alongside retail, commercial and leisure spaces.
