BL and GIC submit plans for 1-2 Broadgate
British Land and joint venture partner GIC have submitted a planning application to redevelop 1-2 Broadgate, EC2.
It is part of their £1.5bn investment plan for the 32-acre Broadgate campus, where around 1m sq ft costing circa £600m is under development.
This includes the refurbishment of 1 Finsbury Avenue and 135 Bishopsgate, both of which are due to complete next year, and the redevelopment of 100 Liverpool Street, which is expected to complete in early 2020.

The jv also has planning consent for a 563,000 sq ft redevelopment at 2&3 Finsbury Avenue.
Designed by AHMM, the 530,000 sq ft scheme for 1-2 Broadgate, which will become vacant next year, is stepped to allow sunlight into Broadgate Circle and features terraces and balconies, totalling 45,000 sq ft, on every office floor.
Comprised of two basement levels, lower and upper ground levels and 12 upper floors, the new building will provide 375,000 sq ft of office space between the third and 12th floors and 155,000 sq ft of retail and leisure space.
By redeveloping the campus and introducing more leisure and retail, British Land and GIC are aiming to diversify the occupier base at Broadgate, as well as create a more mixed-use, permeable part of the City to create a seven-day-a-week destination.
So far the jv has secured tenants such as cybersecurity firm Mimecast, Japanese bank Sumitomo Mitsui Banking Corporation, Italian food hall Eataly, while Everyman is to operate a three-screen cinema.
Elsewhere in the capital, British Land is waiting for a decision on its £3bn-plus plans for Canada Water, SE16. Southwark Council’s planning committee is expected to decide on the 53-acre masterplan and first phase proposals later this year.
