Peabody and Redrow grab west London site

Joint venture partners Peabody and Redrow have acquired their second site, a two-acre site in Ealing Road, Alperton. The jv is planning a scheme of around 475 new homes on the site, which includes a pub. Keith Parrett, regional chief executive for Redrow London, said: “Our recent acquisition of a brownfield site with Peabody in Alperton continues our strategy of delivering developments in key regeneration areas across the Capital. “Alperton is an identified growth area and the site is in an ideal position overlooking the Grand Union Canal and close to Alperton Station, on the Piccadilly Line. “The site is within an Area Action Plan and we are in early conversations with London Borough of Brent to discuss plans for a mixed-use development comprising new homes, retail and commercial space.” Dick Mortimer, executive director for development at Peabody, added: “This project, our second jv project, is part of Peabody’s ongoing commitment to London which will deliver 6,000 new affordable homes by 2021. “We have a shared vision for the site and will be consulting with the community on the details of the development in the summer.” Redrow and Peabody also acquired land recently in Royal Docks, paying Galliard £18.72m for a site with planning consent for 295 homes. This scheme will provide 35% affordable housing and have a GDV of £125m. In Alperton, Kingsbury acted for vendors Regent Land and for Proudreed. Regent Land remain a stakeholder in the scheme.
