Ide plans premium hotel for Holborn
Idé Real Estate has submitted plans for a 120-bedroom ‘premium lifestyle’ hotel in Holborn, WC1.
The scheme will include the conversion of 8-10 Southampton Row, as well as a new-build element to the rear, where a recently completed and capped Crossrail shaft exists.
London Underground Limited purchased the site in 2009, with the eight-storey building having been in use as site offices for the adjoining shaft works.

In November 2013 planning permission was granted for a scheme comprising 22 residential units. The planning application was submitted by Crossrail with the aim of engaging a developer or investor to acquire the property with the benefit of planning permission. Following a period of marketing, no purchaser or developer was secured and the development was determined to be commercially unviable.
The recent application states: “As public bodies, LUL and TfL have a requirement to secure best value in the disposal of sites acquired for the purposes of delivering Crossrail. As such, having been unable to attract a purchaser/developer for the residential permission, the Applicant (Ide Real Estate) was selected in 2016 to deliver the proposed hotel development.”
The plans include an ancillary bar and restaurant, open to guests and the general public. Dexter Moran Associates are the architects. GL Hearn are advising on planning.
