“The Hertfordshire property market has improved across all sectors over the past 12 months. While demand has increased slowly but consistently, supply has reduced dramatically. The office market has seen supply drop due to PD conversions and also companies moving north from London as their supply is restricted. Existing tenants are also chosing to remain in their properties as they are unable to find alternatives. Industrial has remained a low-volume market and there has been a reduced number of companies moving between properties. Again there has been an exodus of firms from London, and in south Herts generally companies have had to look north up the A1 and M1 to find suitable premises. On retail, high street and prime locations have seen low vacancy levels and increased demand, although focussing more on smaller outlets in town centres. The overall result is an increase in rents and capital values and yields reducing for investments. For offices, the increases have meant in urban centres PD conversions are less viable. Due to shortage in stock where an available property suits more than one company, best bids even on leases is becoming more common”
