“The Essex market in general has remained strong and we are finding rents and freehold values increasing across all sectors, with industrial being particularly buoyant.
The demand for industrial premises far outweighs the supply and this is a good indicator of more confidence in the market, with companies looking to expand storage and production space.
This in turn leads to increasing values, with more competition in the amount of stock. Hopefully this demand will reach a point that will stimulate some speculative industrial development.
We have found the retail and office sectors tougher than the others, with more people shopping online and technology improving. However, freehold office buildings are like gold dust, with most developers and owners taking advantage of the permitted development.
We are looking forward to the coming year with an influx of new developments across Essex supplying high-end industrial, office and retail parks emphasising the growing confidence in the market.”
