Lambeth launches £250m development procurement
Lambeth Council has launched a development opportunity for six sites across the borough, aiming to deliver up to 450 new mixed-tenure homes.
The council is seeking a single development partner to build out all six sites in the New Homes 6 portfolio, which has a gross development value of £250m.
NH6 is the second procurement opportunity that Lambeth Council has launched in the past year.

NH6 is the second procurement opportunity that Lambeth Council has launched in the past year.
The six sites comprise: Denby Court, SE11, a circa 1.5-acre site with capacity for 141 homes; Larkhall Lane, SE4, a 0.8-acre site with capacity for 127 homes; Knight’s Walk Phase 2, SE11, a 1.5-acre site with capacity for 68 homes; Jonathan & Orsett Street, SE11, a 1.1-acre site with capacity for 67 homes; 30 Wootton Street, SE, a 0.3-acre site with capacity for 24 homes; and Trinity Rise, SW2, a similarly sized plot with capacity for around 20 homes.
Four of the six sites are located between the London Eye and the Oval, one is near Larkhall Park, with the sixth near Brockwell Park.
The council wants any preferred developer to deliver a minimum of 450 homes across the site, 35% of which should be affordable. It has set a target of construction of at least 150 of the affordable homes to have been started by 2030.
Danny Adilypour, deputy leader of the council and cabinet member for housing, investment and new homes, said: “Since the launch of our New Homes Programme in March last year, we have made great strides in unlocking many housing projects in the borough to enable us to deliver more affordable housing for our residents.”
He added: “Alongside working with the government to find solutions to our housing crisis, we know that the right partnership with an industry expert will help us deliver more new affordable homes at pace which we have started implementing on other projects already to accelerate delivery.”
Interested parties have until 22 April to submit their tenders, with a preferred partner expected to be chosen by November.
