Heathrow hotel on the block for £30m
A 230-bedroom hotel close to Heathrow Airport has been put up for sale.
The four-star Leonardo Hotel London Heathrow Airport on Bath Road is being offered with a guide price of £30m. It is let to Fattal Hotel Group’s Leonardo Hotels on a lease with 15 years remaining. The hotel generates £1.7m in annual rent, which is expected to rise to more than £2m at the next review in March 2025.
Any purchaser would also have the option to secure vacant possession of the property by exercising a landlord-only break clause, effective from 1 February 2026.

Shaun Roy, partner and head of hotels at Knight Frank, which is selling the property on behalf of its private owner, said: “The hotel represents an excellent opportunity to acquire a premium property in one of Europe’s busiest travel hubs. Additionally, given the landlord-only break clause, it presents a highly attractive proposition for owner-operators to enhance value through inserting an alternative operator and/or brand.”
The sale comes as activity in the hotel investment market continues to grow. By the end of the third quarter, around £4bn of deals had already been transacted this year, according to various agents. Volumes are expected to top £5bn before the year end.
