Cubo books into new London site at former Foyles store
Regional flex office operator Cubo has taken close to 19,000 sq ft at Soho Estates’ Ilona Rose House, W1, for its first London base.
The business, led by Marc and Rebecca Brough, began its search for a London site in July to meet demand from existing members keen to deal with a single provider across cities. It has now signed for the 18,819 sq ft second floor at Ilona Rose House, paying £100 per sq ft and anticipates high demand going into the autumn.
The building occupies the site of the old Foyles Bookshop on Charing Cross Road and has its main entrance and reception on Manette Street.

The 300,000 sq ft mixed-use scheme – Soho Estates’ largest to date – was completed in May 2021 and includes the 30,000 sq ft home of Warner Bros De Lane Lea’s post-production facility. Office tenants include Dawn Capital, Skyscanner and Planet Payment, as well as Soho Estates.
Designed by Matt Architecture, the building provides 150,000 sq ft of office space and a public courtyard with 15,000 sq ft of restaurant and bar space. The Cubo deal means there are now only two floors remaining.
Soho Estates director Philip Thompson said he hoped the deal with Cubo was the start of “a long and fruitful partnership between landlord and tenant as we continue to strive to provide the highest-quality space for creative businesses across all sectors in our part of Soho”.
