Columbia Threadneedle gets planning for Stansted logistics park
Columbia Threadneedle has been granted planning for a 2.1m sq ft logistics park near Stansted Airport.
The BOX.STN development, designed by logistics architects Michael Sparks Associates, will be constructed over a phased “build-to-suit” development programme due to start in the middle of next year.
Columbia Threadneedle plans to deliver a range of units from 30,000 sq ft to 1m sq ft, in a bid to address the critical under-supply of units larger than 300,000 sq ft.

Columbia Threadneedle plans to deliver a range of units from 30,000 sq ft to 1m sq ft, in a bid to address the critical under-supply of units larger than 300,000 sq ft.
The 99-acre site sits between Stansted Airport and Junction 8 of the M11 motorway, which connects to the M25 17 miles to the south.
The scheme will have its own 30MV amp dedicated power supply, equivalent to 15KV amps per 1,000 sq ft, which will be connected in early 2024. This will allow charging for large fleets of electric vehicles.
Plans also include welfare and sports amenities, including an on-site day nursery, nature reserve and outdoor multi-sports terrain.
The development will be carbon neutral throughout its construction phase, with a minimum EPC A+ and BREEAM Excellent standard across the site.
Columbia Threadneedle bought the site in August 2020 from Manchester Airports Group. It is also pursuing plans for a 2.1m sq ft business park to the north of the site.
