Buyers sought for £100m Kingston senior living site
Senior living developer Advanced Living has put a £100m GDV scheme on the site of a hospital in Kingston upon Thames up for sale.
The developer has appointed Savills to seek a buyer for the 1.4-acre site, where Kingston Hospital’s Regents Wing is located. It is a 29,794 sq ft, four-storey building that was originally used as a Victorian workhouse. It also previously housed the hospital’s Pain and Diabetes Centre and part of its Command Centre, which has since been demolished by the NHS.

Planning permission for the development was granted on appeal in October last year for the existing offices to be demolished and replaced with 128 flats, totalling 185,515 sq ft.
Approved plans for the site include a wellness centre and restaurant.
Caryn Donahue, head of senior housing transactions at Savills, said: “One Regents Avenue is an ideal location for a premium senior living offering, benefiting from its amenity-rich neighbourhood and an exceptional demographic profile. The site is poised to capture local demand from a highly affluent elderly population and limited existing quality senior living provision.”
Before the application was approved, it was initially refused planning permission by Kingston Council for various reasons, including a lack of affordable housing, lack of a fire statement and loss of the site for hospital use.
According to EG Radius, Norbiton – the area around the hospital – has a total population of around 15,000, of which 7% are retired, with the average age of the population being 35.
