Medici to convert Horseferry Road office into 111,500 sq ft care facility
Medici Lifecare has gained consent, in a four to one vote, for the redevelopment of a Westminster office building as a care facility.
Dean Bradley House at 52 Horseferry Road, SW1, will be converted into an 111,500 sq ft care home. The decision marks the most substantial healthcare approval in the capital since Westminster City Council approved the Cleveland Clinic’s conversion of 33 Grosvenor Place, SW1, in 2017.
The Squire & Partners-designed scheme was granted flexible consent for an all-electric building with either clinical or care home uses.

Medici Lifecare noted that the existing office building was struggling to attract tenants and was suffering from poor floor-to-ceiling heights that, without “significant intervention”, would remain “unattractive for prospective tenants”.
The healthcare provider plans to add terraces to all upper levels of the 10-storey building to create a site that can be used as either a 134-bed dementia care home or a mixed-use clinical and post-operative care building.
The care home would include amenities such as a library, restaurant, communal lounges and quiet rooms, therapy rooms, art studio and hydrotherapy pool. Alternatively, the site could provide two non-food ground-floor shops with clinical use and 40 post-operative care units.
Each building will be purpose built to deliver the level of monitoring and evaluation required for care suites and theatres, with hospital-grade air systems.
