Landsec goes green for Mayfield phase one
Landsec has updated its plans for the first phase of Manchester’s £1.5bn Mayfield neighbourhood.
The phase, which is being funded by Landsec to the tune of £400m, will include 320,000 sq ft of office space across two new buildings, the Poulton and the Republic.
The reworked plans aim to greatly reduce embodied carbon and emissions, targeting 600kg CO2 per sq m. Landsec said it would achieve this through a combination of innovative building techniques and new, lower-impact materials.

The phase, which is being funded by Landsec to the tune of £400m, will include 320,000 sq ft of office space across two new buildings, the Poulton and the Republic.

The existing multi-storey car park will also be remodelled, with plans to redevelop it into a multi-use building featuring cafes, bars, restaurants, event spaces and one of the biggest bicycle parking sites in the city, with space for more 400 bicycles. Car parking spaces will be reduced, with 50% of them to have electric vehicle charging points.
Deborah Freeman-Watt, head of regional mixed-use development at Landsec, said: “This is an exciting milestone for us, one that accelerates the green development of one of the UK’s leading business communities. Our updated proposals for phase one of a future-proofed Mayfield reflects the needs of the city today and tomorrow, as it progresses towards its net zero future.”
All three buildings – the two offices and the redeveloped car park – will target a 5.5 star NABERS rating.
Freeman-Watt added: “Mayfield Park has already contributed a beautiful new public amenity in the heart of Manchester. It is only right that the buildings among it are just as focused on wellbeing and sustainability as the communities within.”
Landsec is part of the Mayfield Partnership, which is delivering the transformation of the 24-acre site next to Manchester’s Piccadilly station.
The partnership, which also includes LCR, Manchester City Council and Transport for Greater Manchester, wants Mayfield to become “a distinctive new urban quarter”, delivering 1,500 homes, 1.6m sq ft of office space, a 650-bedroom hotel, retail and leisure facilities and the new city park over the next decade
