TSP offloads award-winning office in £17m deal
Investment manager TSP has sold 30 Lighterman in King’s Cross, N1, to a private investor in a £17m transaction.
The real estate investment manager sold the Victorian warehouse building, which is around 15,000 sq ft, in December 2022.
TSP acquired the building for £12m in 2019 with the aim of creating a smart, prop-tech enabled office building. Refurbishment took the space from a D energy efficiency rating to to an EPC B rating. It also has a BREEAM Excellent rating and carbon-neutral status.

TSP acquired the building for £12m in 2019 with the aim of creating a smart, prop-tech enabled office building. Refurbishment took the space from a D energy efficiency rating to to an EPC B rating. It also has a BREEAM Excellent rating and carbon-neutral status.
Features include contactless smart access control, real-time air quality monitoring, and live meter reading feeds.
The refurbished smart workspace set new rent records in the local market for its sustainability features and these achievements were recognised at the EG Awards 2022, where it won the Best Workplace and the EG Tech awards.
TSP founder and chief executive Zac Goodman, said: “The transformation of this 100-year-old building into a smart office building is proof that if you push the boundaries of sustainability and workplace experience management, there is plenty of opportunity for growth and value-add in the office market.”
Other assets in TSP’s portfolio include 16 Laystall Street, EC1, Little London, a restoration of an iconic former biscuit factory in Southwark, SE1, and 60 Ironmonger, EC1.
