Goodstone’s plans for Digbeth BTR set for green light
Goodstone Living’s proposals to redevelop the former Sulzer factory site in Digbeth, Birmingham, into a £131m, 550-home build-to-rent scheme are set to be approved by Birmingham City Council.
The Macquarie-backed developer plans a mixed-use site with studio, one and two-bedroom apartments, as well as four-bedroom townhouses and almost 16,000 sq ft of commercial space across six blocks at 193 Camp Hill, which will be known as Camp Hill Gardens.
Goodstone acquired the site last year from Eutopia Homes, which had previously won an appeal to regenerate the four-acre plot after Birmingham City Council rejected plans. The acquisition was Goodstone’s first following its launch earlier in the year.

The development will provide 22,000 sq ft of on-site amenity space for residents, including a gym, co-working areas and rooftop terraces. The developer also plans central Birmingham’s largest private garden.
Planning officials at Birmingham City Council have been recommended to approve the scheme at next week’s planning meeting.
The site is currently an abandoned industrial space. It was occupied for more than 100 years by Swiss coil manufacturer Sulzer.
Speaking on Goodstone’s intention to submit a planning application last year, Martin Bellinger, principal at Goodstone Living, said: “Our strategy is focused on long-term value creation, and this requires us to be able to identify significant regeneration opportunities where demographics and cultural shifts are occurring to transform areas in need of new housing.
“As the UK’s second-largest city by population, Birmingham benefits from a large and growing pool of potential residents demanding high-quality, purpose-built and professionally managed rental accommodation.
“This makes Birmingham the perfect place for our first development project, and we look forward to transforming Camp Hill Gardens into a vibrant residential community while also celebrating Digbeth’s rich industrial heritage.”
