Plans approved for £40m Backworth Ageing Well Village
Northumberland Estates, in collaboration with Age UK and NHS North East and North Cumbria, has been given the green light to proceed with the £40m Backworth Ageing Well Village.
The North Tyneside scheme, designed by P+HS Architects, is set to support older people living independently by bringing a range of health, care and housing services into a single location. In total, more than 201,000 sq ft of development will take place on the site, which lies close to both the A19 and A186.
The plan is to build 35 homes for owner-occupiers, with nine of those offered as affordable houses. The project also includes an apartment block accommodating 54 one, two and three-bedroom flats, with 52 of them offered with an extra care facility, managed by Age UK North-East.

Other facilities on the 11.86-acre site will include NHS facilities extending to 54,350 sq ft and featuring 40 intermediate care beds, rehabilitation facilities and an NHS frailty hub.
The amenities to be developed as part of the scheme include a café, salon, office space, gym, hydrotherapy pool, therapy rooms and small shops. A nursery, with capacity for 96 children, will also be built on site.
Backworth Ageing Well Village is scheduled for completion by summer 2024.
David Straughan, development director at Northumberland Estates, said: “The Backworth Ageing Well Village will deliver high-quality homes and support services within an inclusive, well-designed living environment to help people live well into older age.”
Chris Dennis, managing director at P+HS Architects, said: “At the heart of the scheme there is a sense of inclusivity and community support focusing on actively living well into later years; it is a project that could become an exemplar for the future.”
The news comes after recent research by Knight Frank predicted growth in the European healthcare market over the course of 2022 amid rapidly ageing populations in the region.
