Regal London plans 350-bedroom Wembley PBSA
Architectural firm JTP has submitted plans for a 350-bedroom PBSA in the Wembley Opportunity Area and the Wembley High Road Character Area, on behalf of its client Regal London.
The planning application submitted to Brent Council for 390-406 Wembley High Road will revitalise the High Road. It will also open new pedestrian routes and support the council’s wider regeneration plans for Wembley.
Regal London’s development will provide a range of affordable and private accommodation, alongside communal student amenities and flexible employment and retail space at ground-floor level.
Architectural firm JTP has submitted plans for a 350-bedroom PBSA in the Wembley Opportunity Area and the Wembley High Road Character Area, on behalf of its client Regal London.
The planning application submitted to Brent Council for 390-406 Wembley High Road will revitalise the High Road. It will also open new pedestrian routes and support the council’s wider regeneration plans for Wembley.
Regal London’s development will provide a range of affordable and private accommodation, alongside communal student amenities and flexible employment and retail space at ground-floor level.
The homes will be a range of studio apartments, “twodios” (two bedrooms with a shared kitchen and bathroom) and clusters (multiple bedrooms with shared kitchens and en-suites).
The internal amenity space includes study areas, gym, dance studio, lounges and dining room, all with excellent levels of daylight and visual connections to the outside.
The development will feature a “cloister” terrace and a rooftop garden with private green space, and is designed to make use of its high street location by creating “active frontages” on all four sides of the building.
The re-provision of flexible commercial and retail uses along the High Road will help to increase footfall and activate the high street, encouraging movement around the building and creating interest for passing pedestrians.
Regal London’s Wembley PBSA will deliver a net biodiversity gain to the high street, with a broad range of planting and green spaces across the site enhancing wildlife and improving local biodiversity on the High Road.
The design team for the development consulted with student groups and student accommodation provider CRM Students to understand current student needs. It also considered the design of recently completed PBSA buildings to determine how the brief for Wembley High Road compared.
The result of the research dictated the room sizes, shared kitchens and internal amenities of the scheme.
