Sellar prelets 100% of space at Paddington Square
Sellar, on behalf of owner Great Western Developments, has prelet 100% of the office space at Paddington Square, W2, to three major occupiers.
Deals have been signed with global investment manager Capital Group, sustainable packaging company DS Smith and retail giant Kingfisher, meaning all 350,00 sq ft of office space at the 14-storey Paddington Square is now full.
Capital Group is doubling its office footprint in London, moving out of Victoria, SW1, to more than 220,000 sq ft across nine floors at the development. Its space will include the highest office floor in the building at level 16, which offers a wrap-around outdoor terrace with views across Hyde Park and the City, and will have a state-of-the-art 150-seat auditorium, event space and multimedia studio capabilities.

DS Smith will occupy level three of the building for a new global headquarters, while Kingfisher will move its UK HQ to level seven.
All occupiers have access to The Exchange on Level 2, a co-working, events and meeting space.
Sellar chief executive James Sellar said: “To be able to announce that the entirety of Paddington Square’s 350,000 sq ft of office space has been let, ahead of practical completion later this year, is testament to the quality of the building and its ability to meet occupier demands for future-fit workspace, served by multiple transport options, which include Paddington’s newly opened Elizabeth Line station.
“Paddington Square has been designed as much for the public and the community as it has for its occupiers. Around 40 new shops and restaurants, a new tube station, major public space and a transformed entrance to one of London’s most important transport hubs, this is a game-changer for the Paddington area.”
He added: “This announcement is a major milestone for the project, which was designed and built through the global pandemic.”
