Record letting at Birmingham’s tallest office tower
Birmingham’s tallest office tower at 103 Colmore Row has struck its biggest leasing deal to date, with law firm Shoosmiths taking 32,900 sq ft at the skyscraper.
Shoosmiths, whose 300 legal advisers and support staff are based at 2 Colmore Square, will move to 103 Colmore Row on a 15-year lease across the 11th, 12th, and 20th floors.
The deal brings the building to 60% let or under offer, and comes as the tower reaches practical completion today.

It follows a number of lettings agreed by joint venture developers Sterling Property Ventures and Tristan Capital Partners over the course of last year,
Those include deals with professional services giant Grant Thornton, wealth manager Tilney Smith & Williamson and flexible working company x+why.
Alex Bishop, partner and co-head of Shoosmiths’ Birmingham office, said the building reflected the “innovative and client-focused nature of our business as well as offering us the flexibility for hybrid working in the years to come”.
The landmark scheme features 223,600 sq ft of BREEAM Excellent-rated office space and amenity spaces – including a two-storey, top-floor restaurant.
James Howarth, managing director at Sterling Property Ventures, said occupiers wanted to move to the site to “help them better compete in an intensifying war for talent”.
“There remains significant demand for high-quality office space and our own research informs us that employers and employees alike still place enormous value on being able to access a workplace.”
103 Colmore Row will be the first commercial office building in Birmingham’s central business district to link up with Birmingham’s low-carbon district energy scheme. It has an EPC A rating.
Paul Pritchard, director at Tristan Capital Partners, added: “The leasing success we’ve achieved, despite the challenges impacting the office market as a result of the pandemic, is testament to the quality of the workspace being provided at 103 Colmore Row.”
Cushman & Wakefield, Colliers International and Knight Frank are leasing agents on the building. Shoosmiths was advised by Savills.
