PR giant Edelman leases Derwent London’s Victoria office refurb
Derwent London has let the whole of a former 19th century warehouse-turned office building in Victoria to public relations giant Edelman.
The communications company has exchanged contracts to prelet all 38,200 sq ft at Francis House, SW1, which is undergoing a revamp. The lease runs for 15 years with a break option after a decade.
Francis House is due to be ready in the first half of next year, Derwent said, after improvements to the building’s energy performance and the introduction of wider open spaces inside.

Francis House is due to be ready in the first half of next year, Derwent said, after improvements to the building’s energy performance and the introduction of wider open spaces inside.
As a result, it is expected that the building’s EPC rating will rise from C to B, making it compliant with both 2023 and potential 2030 legislation.
The deal follows the letting of 32,400 sq ft to flexible working operator Fora at the nearby refurbished 6-8 Greencoat Place in July this year.
Paul Williams, chief executive of Derwent London, said: “In the last five months we have fully let or prelet c.70,000 sq ft at our two retrofitting projects in Victoria, substantially improving this unique cluster of refurbished Victorian warehouses. These lettings reflect the strong occupier demand for well-designed long-life, loose-fit and low energy buildings.”
