Green light for Berkeley Square art deco block
Westminster City Council has given the nod for a major refurbishment at 20-22 Berkeley Square in Mayfair, W1.
The council has granted planning permission to Astrea Asset Management to revamp the nine-storey block, which will deliver 22,000 sq ft of grade-A office space and a 2,000 sq ft retail unit.
The works, designed by Barr Gazetas, will include an art deco-inspired reception mirroring the building’s original style, as well as private and communal roof terraces overlooking Berkeley Square.

It comes after Astrea, which manages a significant London portfolio including the Berkeley Square Estate, secured consent for the redevelopment of 36-38 Berkeley Square last year.
Peter Pulford, head of development at Astrea Asset Management, said: “This consent enables us to reposition another key building overlooking Berkeley Square and to continue our sustainability drive by targeting a BREEAM Outstanding rating.”
Giles Easter, chief executive of Astrea Asset Management, said: “This marks another important achievement for the team and underlines our strategy to secure Berkeley Square’s status as the premier destination for occupiers in the West End of London.”
Montagu Evans and BNP Paribas Real Estate have been appointed as joint office agents and Hanover Green is retail agent for the scheme. Construction will start in the autumn, with completion due in early 2023.
